Ken Griffin Buys Mana Wynwood for $1.1 Billion — and Carnegie Mellon Is Coming With It
What's been called the largest land deal in South Florida's history will become CMU Miami. Here's what was actually announced, what the timeline looks like, and what it does — and doesn't yet — mean if you own or are buying nearby.

Ken Griffin has closed on Mana Wynwood, the roughly 30- to 35-acre site Moishe Mana spent years assembling in the heart of Wynwood. The reported price is about $1.1 billion, paid in cash — described in coverage as the largest land deal in South Florida's history.
On its own, that would be a big real estate story. What makes it a bigger one is what's going on the land. The same week, Carnegie Mellon University announced a $3 billion gift from Griffin, $2 billion of which will fund a new Miami campus, CMU Miami, on the Wynwood site.
What was actually announced
- The land: about $1.1 billion, all cash, from Moishe Mana to Ken Griffin. Mana keeps roughly 15 acres elsewhere in Wynwood and, according to The Real Deal, will keep overseeing venue operations on the site for at least the next year.
- The gift: $3 billion to Carnegie Mellon — $2 billion for CMU Miami and $1 billion for Pittsburgh, half of it for the newly renamed Kenneth C. Griffin School of Computer Science. CMU calls it the largest-ever gift by an individual in the history of higher education.
- The campus: organized around societal challenges rather than traditional majors, in four areas — human health and biological discovery; national security and strategic capabilities; energy and climate resilience; and advanced manufacturing and industrial transformation.
- The scale: once complete, CMU expects more than 3,500 undergraduate, master's and PhD students, nearly 300 faculty and more than 600 staff.

The timeline is longer than the headlines suggest
CMU says construction is expected to start in 2027 and the first students to arrive in 2028, subject to regulatory approvals. Reporting by Commercial Observer puts graduate students first, in 2028, with undergraduates following around 2032. And according to Miami Mayor Eileen Higgins, as reported by Commercial Observer, the special area plan that governs the Mana site will need to be amended to allow educational uses.
In other words, this is a multi-year project. Construction isn't slated to begin until 2027, undergraduates aren't expected until around 2032, and no full build-out date has been announced.
What it means for nearby property — honestly
It's tempting to read a story like this and assume Wynwood, Edgewater and Midtown values jump tomorrow. So far, there is no published data showing a price or rent effect, and anyone telling you otherwise is guessing.
What a project like this does tend to change, over time, is demand: thousands of students, researchers and staff who need somewhere to live, plus the companies that like to be near a major research university. That's a long-term story about who wants to be in this part of Miami — not a reason to rush a decision this month.
If you own nearby
There's no need to list because of a headline. But it's a good moment to understand what your home is worth today and how buyers are likely to talk about the area over the next few years. If you were already planning a move in the next year or two, that context belongs in the conversation.
If you're buying
Look at the neighborhood the way you would without the news, then treat CMU Miami as a possible upside rather than a promise. Check the building's finances and condo documents as carefully as ever, and be wary of any listing that prices in a campus that won't be fully open for years.
